At Halliwell Marks, there’s nothing we find more rewarding than a success story, particularly when our levels of experience and service lead to a situation where our vendors and buyers both achieve their aims and are left very happy with the outcome.

On 23 September 2022, Kwasi Kwarteng delivered what is generally known as Liz Truss’ budget, but he optimistically called “The Growth Plan”. It’s hard to work out what exactly was meant to ‘grow’, sadly it wasn’t UK house prices or the UK economy…

It’s fair to say there had been an increase in mortgage rates before this date. In September 2021, the average 2 year fixed rate mortgage stood at just 1.2%*, and it had increased to 2.87% by June 2022, but by December 2022, rates stood at 5.43%. Thankfully, 2023 has been much calmer, with average 2 year fixed mortgage rates decreasing slightly, but the housing market has changed and we’re no longer in a market when simply putting a house on the internet a house is enough to ensure it sells.

However, there is still a market and houses can still sell, and quickly, with the right estate agent and at the right price point.

I recently listed two houses in Reigate, both presented to the market with no forward chain, and both exchanged within 8 weeks of going to market.

Estate agency and marketing properties isn’t simply taking photos and listing on Rightmove. There’s a lot of work that goes on behind the scenes to ensure we’re really finding those potential buyers for which the property we have listed doesn't just fit their requirements, but would be a property they could fall in love with and really call home.

The process by which we do this is vast and changes for each property, vendor and buyer, but for these properties listed in September, all of the work we’ve done to create an estate agency that can offer the highest level of service came into play. We were able to go from listing to exchange in just 8 weeks.

To put that into perspective, Zoopla states the average time from listing to completion is 25 weeks.

So whilst the market is a lot tougher than in early 2022, there is still a market, homes are still selling. It isn’t as easy as just listing on Rightmove, but with 100 years of estate agency experience and the right team and systems in place, at Halliwell Marks we’re still managing plenty of success stories with a lot of happy customers.
